Obstacles/Design Challenges & How They Were Addressed:

  • The home was built in 1950, owned by one family, and had nearly all of the original utilities and finishes.

    • Client gutted the majority of the home and brought all utilities up to code.

  • The main floor had settled so much that new flooring would not hold up to the dips in certain areas.

    • Self leveling compound was used in the entire kitchen bathroom and hallway.

  • There was a heavy presence of wood paneling, old carpet, and damaged hollow core doors.

    • Client removed, replaced, or resurfaced flooring, walls, doors.

  • The home’s only bathroom was too narrow to accommodate a traditional depth vanity.

    • This home had 4 bedrooms and only 1 bath so client chose to steal some space and relocated the bathroom wall further into the adjoining bedroom.

  • The two bonus bedrooms upstairs felt small with low ceiling tiles.

    • The 2nd level was gutted, reframed to maximize space and ceiling height affording an additional 20 sqft of living space.

Features We Love:

  • The client chose an endurance painted gray cabinet that was both easy to clean and modern feeling.

  • Upgraded to beautiful quartz countertops that feel high end but will hold up to many years of use. Accented by a patterned tile to coordinate with matte black fixtures and hardware.

  • The original built-in drawers in the 2nd floor bedroom were preserved and given new life by sanding and changing out the handles.

  • A furniture vanity and custom built open shelves elevate the homes only bathroom.

What was the outcome / How did it perform?

  • The investor was able to immediately rent the property without even placing it on the market.

  • After performing approximately $65,000 in renovations on the property, our client realized an ROI of 60% after holding the property for over a year, which they were able to cash out and use toward their next investment!

Client Feedback

  • This home was a labor of love. Many memories had been made in this family home over 50 years, and our goal was to give it a new more functional life for today’s family. On top of designing the kitchen, Builder’s Reserve was a great resource in providing finish materials which would endure our hold period and still be the wow factor needed to help sell the home over a year later.
